How long does a power flush take?

A typical 3-bed semi (8–10 rads) takes 6–8 hours. We're in by 8.30am and heating tested by 5pm.

Will it damage my old radiators or pipework?

Power flushing is low pressure, gentler on joints than a system fill. The risk is only on radiators already perforated by internal corrosion, which we identify on the survey before quoting.

Do I really need a magnetic filter?

Yes, without one, magnetite reloads within 18 months and you're back where you started. The filter (Adey MagnaClean Pro2 or Fernox TF1) is included in our flush price.

Will it keep my boiler warranty valid?

Yes, every flush comes with a BS7593:2019-compliant report that Worcester Bosch, Vaillant and Ideal accept for warranty registration.

How often should a system be flushed?

Once every 8–10 years for a well-maintained system with a magnetic filter and annual inhibitor top-up. Sooner if no filter has ever been fitted.

Can you flush a system on the same day as a boiler swap?

Yes, most of our boiler installs include a same-day power flush at a bundled rate. It's the right way to protect the new heat exchanger.

What's the difference between a power flush and a MagnaCleanse?

A MagnaCleanse uses an in-line magnet and dispersant, quicker, lighter clean for protection. A power flush uses an industrial pump and aggressive chemicals, heavier, restorative clean for sludged systems.

What it is

Power flushing is the high-flow, low-pressure chemical cleansing of every radiator and pipe run in your central heating system. We connect an industrial flush unit, circulate a heavy-duty descaler and de-sludger, then flush each radiator individually until the return water runs clear.

Who it's for

Homeowners with cold spots at the bottom of radiators, anyone fitting a new boiler (most manufacturer warranties require it), and households on hard water where limescale has built up over 8+ winters.

When you need it

Radiators cold at the bottom or top, banging or gurgling pipes, slow warm-up times, black sludge on bleed water, dirty magnetic filter, boiler short-cycling, or before any boiler swap to protect the new heat exchanger.

Why it matters

Magnetite sludge, black iron oxide formed by corrosion inside radiators, coats heat exchangers, blocks pump impellers and insulates radiator surfaces. Left unflushed, it kills a new £2,800 boiler in 3–4 winters and voids the manufacturer warranty on day one.

How power flushing actually works

A power flush isn't 'high pressure', it's high flow, low pressure. An industrial pump (we use the Kamco CF210) pushes 150 litres of dosed water per minute through your system in reversible directions, dislodging magnetite that's settled at the bottom of radiators and inside heat exchangers. The flow is gentle on joints but aggressive on sludge. Combined with a heavy-duty descaler and sludge dispersant, even systems left untouched for 20 years come back to clear water by the end of the day.

Why magnetite forms in the first place

Every steel radiator slowly corrodes when in contact with oxygenated water. The corrosion produces iron oxide, magnetite, which is heavier than water and settles to the bottom of radiators and pipe low points. A working inhibitor (Sentinel X100, Fernox F1) suppresses corrosion to near zero, but inhibitor depletes after 12–18 months. Most homeowners never top it up, and within 5–8 winters the system is sludge-loaded.

Power flush vs chemical flush vs MagnaCleanse

A chemical flush is a non-mechanical clean, cleaner added, system run for an hour, then drained. It works only on lightly soiled systems. A MagnaCleanse uses a powerful in-line magnet plus dispersant, good for boiler-swap protection but not deep cleaning. A full power flush uses an industrial pump plus chemicals plus per-radiator agitation, the only method that restores a heavily sludged system.

Hard water and St Albans

Hertfordshire sits on chalk aquifer, water hardness in St Albans, Watford and Barnet typically reads 280–340 ppm CaCO₃. That's hard. Hard water means limescale on the boiler's heat exchanger as well as magnetite in the radiators. We dose for both during the flush, and recommend a scale reducer at the boiler return for any home north of the M25.

When a flush isn't enough

A handful of systems are too far gone, radiators perforated by internal corrosion, pipework restricted by decades of scale, or pin-hole leaks waiting to open. We'll tell you on the survey if a flush will solve the problem or if individual radiators need swapping first. We won't take £600 for a flush that won't fix it.
