Combi vs system vs regular, which boiler fits your home?
Combi boilers heat water on demand and suit 1–2 bathroom homes with one shower running at a time; they free up airing cupboard space and are the most common St Albans swap. System boilers feed a sealed hot water cylinder and are the right pick for 3+ bedroom homes, multiple bathrooms, or anywhere two showers may run at once. Regular (heat-only) boilers use a feed-and-expansion tank in the loft and a hot water cylinder, usually retained in older properties where pipework changes would be intrusive. We'll spec the right type after measuring your incoming mains flow rate at the kitchen tap, not by guessing from room count.

Annual boiler servicing
A proper annual service is not a 15-minute visual check. We strip the burner, vacuum the combustion chamber, test gas pressure at the inlet, run a flue gas analyser, check the expansion vessel charge, and re-dose inhibitor if your magnetic filter is loaded. You get a written service report, which most manufacturers now require to keep the warranty live.
Landlord gas safety (CP12)
We issue Landlord Gas Safety Records (CP12) for every gas appliance in a let property, with photos and engineer's notes uploaded to a secure portal. Booked in 48 hours, completed in under an hour per property, and stored for 7 years on our system in case of dispute.
