Service overview
What annual maintenance & servicing contracts actually involves.
Plain-English breakdown, so you know exactly what you're paying for, and why it matters before we set foot on site.
What it is
A scheduled annual service plus priority breakdown response for your boiler and heating system, sold as a fixed monthly contract so the cost is predictable and the service is never skipped.
Who it's for
Homeowners with newer boilers (manufacturer warranty must be kept valid with annual servicing), landlords needing CP12s on time every year, busy households tired of remembering to book the service, and anyone who hates a surprise winter breakdown bill.
When you need it
The right time to set up a contract is immediately after a new install (most warranties require year-one servicing within 12 months of commissioning), at boiler annual age, or whenever you realise you can't remember the last service date.
Why it matters
An unserviced boiler loses warranty cover, runs less efficiently, and triples the chance of a winter breakdown. A boiler on a proper service contract gets a documented annual health check, a refreshed inhibitor charge, priority access when something does go wrong, and a written record that satisfies both the manufacturer and your home insurance.
The cost of doing nothing
What goes wrong when this is ignored.
Skipping a year of servicing always costs more than the contract would have.
Risks of waiting
Manufacturer warranty voided, a £1,400 heat exchanger that should have been free becomes a full-cost replacement.
Combustion drifts out of safe tolerance, silent CO production into the home.
Magnetite reloads in the system because inhibitor wasn't topped up, system runs cold and bills rise.
Winter breakdown queue, without a contract, you join the back of the line in the January cold snap.
Common mistakes
Trusting a £49 'service' offer from a national chain, usually a 12-minute visual check, no flue gas analyser used.
Assuming the boiler is 'fine' because it's running, most faults develop silently 6–12 months before total failure.
Cancelling the service the year after the warranty expires, that's exactly when wear starts to show.
Forgetting which year the inhibitor was last dosed, contracts log it for you automatically.

In depth
Everything worth knowing before you book.
The details a salesperson skips. Skim it, or read every word, both are useful.
A proper service is not a visual glance. It includes: burner removal and clean, combustion chamber vacuum, gas pressure check at inlet, flue gas analyser readings (CO, CO₂, ratio, flue temperature), expansion vessel charge check and re-pressurisation, condensate trap clean, system pressure check, magnetic filter inspection and clean, inhibitor level check (and top-up if depleted), control sequence test, and external visual integrity check of flue. Documented on a tablet on site, photographed, and emailed within 24 hours.
Contract tiers, what's included at each level
Essential (from £14/month): annual service + service certificate + reduced callout fee on breakdowns. Plus (from £22/month): everything in Essential + free parts cover up to £200/year + priority dispatch. Total Care (from £34/month): everything in Plus + unlimited parts and labour on the boiler + magnetic filter clean every visit + system inhibitor top-up. Pricing varies by boiler age and brand, quoted up-front after a 60-second online questionnaire.
Landlord gas safety (CP12) contracts
For landlords with single or multiple properties, we run scheduled CP12 contracts, annual gas safety inspection on every gas appliance per property, certificates uploaded to your portal within 24 hours of completion, automatic email reminder 30 days before expiry on each property. We hold the records for 7 years on our system in case of dispute.
Combined boiler + power flush + filter contracts
For boilers fitted on systems that have never been flushed, we offer a 'set-up year' bundle: power flush + magnetic filter fit + first annual service rolled into the contract start. After year one, you continue on a standard service contract, and the system is now protected.
Servicing for older / out-of-warranty boilers
A boiler past warranty is exactly when servicing matters most. We service all major brands regardless of age, including older Potterton, Baxi, Glow-worm, Ideal, Main, Alpha, Vaillant and Worcester models. Where parts availability is becoming a concern (typically 12+ years on minor brands), we'll flag it in your annual report so you can budget for replacement.
